Looking for a sub-divsion to park your R-V, you just found it. They only deed restriction to Toledo Beach is that it must be residential, no commercial. Certain farm animals are also not allowed. The sub-division has no HOA dues, however, the 3 boat launches are in a gated area and in order to use the access and ingress thru the gate, you will pay $35.00 per year for one slide card. If you have family or friends that may be needing one when they come to visit, you can get two cards for $40.00 per year. Never hurts to have a spare. No deed restriction as to sq footage or materials for you camp. The water & electricty is available at the street. Water by South Sabine Water and Electricty by Deep East TX Co-op. The septic will need to be permitted by the Sabine River Authority and will require an aerobic system due to proximity to the lake front.
